Studio apartments are the most accessible option for first-time investment properties but are not the best choice for long-term living. Therefore, their share of the Prague accommodation market is significant. Due to high competition dividing limited demand, our goal was to find a business model that would deliver the expected returns despite the intense competition.

The limited number of beds for two people promises a pleasant stay despite the apartment's small size, even for several weeks. The apartment has everything necessary for an extended stay, including a washing machine, a work desk, and high-speed internet. The apartment's amenities cater to a broader range of guests and allow successful rentals for medium-term stays.

Despite the easier accessibility of studios as investment properties, their operation remains complex. One reason is high competition; another is the increasing costs of preparing for short stays, which can constitute up to 50% of the stay price. In this case, we managed to maintain an average stay length of 5.71 days and maximise the property's long-term yield by ensuring a mix of short-term and medium-term stays without commissions from external platforms. Net earnings are thus 50.3% higher compared to long-term rentals.
